I would think that even high density (ie small quarters in close proximity) are still going to demand premium prices from the second home people. A lot of those highly paid workers in the bay area tech fields would love to have a place like that in Tahoe for weekends and vacations. Their Teslas will drive them up there.

This set up is all the rage in SLC right now. Some go great, and are completed within a few months while others sit idle until the city council begins fining the developers for neglecting their property. All in all they seem to be a win for the both the business, and civilian communities.

Been living just off Ski Run for 23 years now. I doubt this will help the housing sich.

I think Cmac is thinking of having it so you have to drive less in SLT. Make a community-style living areas (apartments/condos) around coffee shops, restaurants, biking trails, and maybe work too.

That's what it sounds like from the article. Maybe pretty cool if it's done right. It should 'fit in' to the vibe of the area. Not sure what he meant by architectural changes. It should retain an alpine vibe I think.

Lake Tahoe, geographically, is one of the most amazing places on earth. But unlike Colorado or the Alps, The Lake hosts one of earth's most poorly laid out mountain towns. And the outdoor adventure/recreation potential is still largely untapped.

For a decade, I assumed that Tahoe’s, (especially South Lake’s) poor urban layout was just the way it would always be. As I came across great small towns around the world, from Carbondale, Colorado to Lauterbrunnen, Switzerland, I saw their vibrant attractions as something that could only arise from pre-car urban planning. I figured that to get my own dose of a great small town I would have to travel.

Then something changed.

I started following Tony Hsieh and the Downtown Project in Las Vegas. I read the book that inspired Tony, “The Triumph of the City” by Ed Glazer. I began to see that behind great mountain towns in Colorado were regular people taking focused action over time. And I began to see more and more of those people around Lake Tahoe.

So the question became this: Why not work to change Lake Tahoe into the most vibrant mountain community in the US? In South Lake, why not swap the stigma of trailer parks and casinos for the setting of the ultimate outdoor playground, filled with innovative people and businesses?

Three Goals by 2030

Tahoe Downtown - A true downtown by The Lake on Ski Run Blvd
A place where locals and visitors meet up
Improved commercial and residential density (end the current spread out, aging strip mall paradigm)
Improved quality of housing and affordable options
More higher-wage, year round jobs.
Raise the architectural bar.

The Tahoe Trail - a bikeable trail that goes all the way around The Lake

Tahoe becomes US Outdoor Hub through:
The most extensive trail network for hikers and bikers, especially moderate trails
The highest concentration of moderate rock climbs and boulders in the US
Community events (shows, farmer's markets, festivals).
Improved access to backcountry adventures

No bikes on the Rim Trail on the west side because of PCT/Wilderness. Even if wilderness eventually allows bikes, this is an opportunity to have a trail around the lake that touches/gets close to the lake by going around Emerald Bay and within 1-5 miles of The Lake along the West Shore. The Rim Trail goes pretty far west to the point you no longer see the lake (and may no longer be in the Tahoe Basin - but not sure about that).

I bailed on South Shore years ago. The only thing that will get me back is if they tear it all down and rebuild in about 1/5 scale.
I don't even drive through on 50 or Kingsbury Grade if I don't need to.
But just call me the Grouchy Old Grinch.

Cmac, and to help promote the plan, you have a great international airport in Reno, which is so nice and easy to get in/out as opposed to flying to San Fran. When I fly to SoCal i fly into John Wayne or Palm Springs, never LAX, and that helps get international folks out there faster and with more ease.

I tried both ways to get to Tahoe in the past- San fran and a 3hr drive or Reno. Coming from Canada, you get blasted with good ole California sun landing in Reno and the drive around the lake is nice after long flights.

However, someone should get into the business of RENTING bouldering pads like at Wilsons in Bishop. From Canada they charge more each way than a pad is worth.

Is Runnels gone yet?? Among top of the list places to raze and rebuild that site is up there.

South Lake should be so much more, but the entire Tahoe region suffers from a lack of "real" jobs that pay more than $9.40/hr. The tourist industry thrives on cheap labor provided by recent high school grads, immigrants or various people willing to put in an extreme effort to cobble together enough part time work to make a go in Tahoe. Aside from contractors who gouge the $hit out of second home owners, there are few trades there that offer a working wage. The region has hemorrhaged families for decades and I'm not sure how to stem that tide. More hotels, restaurants and other things that create 25 minimum wage jobs for every 1 or 2 non-minimum wage jobs isn't going to do it. That model has failed.

South Lake Tahoe is controlled by an entrenched good ole boys club and if Chris and others are kicking around some fresh ideas, we should support it with gusto. It's heartening to see the region realizing its future lies in what the surroundings offer and not those god awful casinos.

I'll second Reno as a great airport. When we lived in SLT we always used it. 4 lane highway from airport to town that almost never closes due to weather and is an easy and fast drive. You can walk from long term parking (cheap, $7/day (?)) to the check in desk in 5 minutes and security usually takes 5 minutes or less. The drive is getting shorter too with the completion of the other I-580.

I'd be interested in helping improve South Lake Tahoe in any way possible. I was a cartographer in a past career as well as urban planning enthusiast.
