Looks nice, I was misled at first by the pictures that showed a house but there is no house on the lot. Still looks like a rad lot though.

No disclosure of extreme Radon levels I guess.
The Dells have long been known for the highest indoor Radon levels in the world.
Never really liked the climbing there much either.
Lots better places in Prescott to buy.

One can buy Gunks rock in Rosendale, but it is a crap shoot as to weather you can get an un-contestable survey. New Paltz and Gardiner
are much safer any where bodering the Land grab and you could be a part of the preserve;7O

Your Search begins in the Tax Records. Look up Assesment contests may then have to dig into Maps, with property lines, and any cut outs that might show up Topographically'

Anther thing to look for would be Road names, or notations on old maps for rock or Ledge , There was A town name that caught my eye, and the Ridge in Ridgefield turned up a town where you can buy properties with rock on it. From small to 60 feet tall,Some mungy choss but lots of stuff some stunning pink Granite,

I would suggest contacting access fund and a good realtor. There are properties in CO like this all the time adjacent to public land with real climbing on it. If a road can be built to the top then developers consider them "bluff sites" for mansions. Otherwise, land with cliffs on it is "useless."

Hey Gnome, are you referring to the preserve's land grab? I live a 5 min walk to the preserve but do not border it. I hadn't heard about widespread title problems in Rosendale. I've built about 10 houses there over the years and never had a problem.

MUNGE.... a few years back there was a house up at Shaver Lake.... on a 2 ac lot... the add went ... " large rock formations add a subtle ruggedness to the property..."

There were 25-40 foot tall boulders, much like DonutNation.

Oh, there's some private Eastern Washington stuff that's pretty great too, but more under the radar than I am. I don't know that anyone ever built a house up at the private bouldering area above Rainbow in San Diego County, but that's pretty prime stuff too. I think walking distance to public crags is as good or better than literally owning the crag. My friend Teri has the Ophir Wall outside Telluride in her virtual back yard, hard to top that one. Houses in the Smoke Bluffs at Squamish would count in this conversation, as would things in Icicle Creek in WA. Isn't there some private land adjacent to Lovers Leap? Some of that Arkansas sandstone? Don't get me wrong, I love my situation, but I don't think it's all that rare in the national sense. The special thing here is that there just isn't much rock in a 50 mile radius of Olympia, so it's extra sweet to have this in my yard.

Now marked by the street sign Cottage Lane, That includes all the lands
between Mountain Rd &the J Rhal Rail road Rail trail.
Turns out a Surveyor;
Raymond Killmier, Cut up a few properties, Illegally , lost his license but a lot of damage was done, allowing squatters to become entrenched, a dangerous mix - eventually Sovereign Citizens typed, death threats.
We left. It Has an old farm house and two fully detached 750,sqFt cottages, On a contested 4 acs of an approximate 8. could be 10, could be more with a right of way. We did our own title examination with the help of Fink/Pardini et'al, We found out that there are "good folks" who walked onto nice land, messed with it and have been there for to long. .; .
To Much Information, I dont plan on ever going back to Frozendale where there is some of the best ( just walk up and climb, big holds all the way up )-climbable rock anywhere, It was a daily dog walk past great climbs on the sides of the rail trail to the easy blocks and deep chasms deeper in. we were
and the I personally went off grid, Outta there to across the hill to Esopus just off the river. ( there are 70ft cliffs along that stretch, between the houses and the river)
So From Cottage Lane To Apple Gate that was "on the River" It is a cool property held by a cat lady when we left more than a decade ago. There are two Dwellings and The main house on the landing,
one is a brick 60s modern ranch house, with a flat rubber tan rubber roof, and an old Georgian Victorian, that was once was a library, set in the middle of an old orchard, overlooking the rivermy landlords name was Marin, but i m not sure of ownership of what.It is an Enclave gated neighborhood waiting to happen.,.

My wife is selling a house just below Sugarloaf for $239k. Also has a bare lot just across from the house for 32.5k. About a 10 minute walk to Sugarbun.
