Just so you know you are not alone... My part ner and i have been looking for over a year. To quote an anonymous source in the gorge 'every house in Bishop is a fixer upper'. Don't forget the termites!

Meh. Sorry that one didn't work out. There's a lot of those fixers in this town unfortunately.
Keep in mind. New stuff comes and goes on a weekly basis. A better deal (or at the very least an easier fixer) may become available at a later date. Multiple shopping trips may be in your future. (oh bummer- we may have to spend more time with you folks :))
One observation I made after a year of staking out rental properties... the prices went down after summer on the exact same houses. Probably doesn't hold true for real estate though... and a lot of the time there was a reason they were still on the market.

My wife and I looked for almost a year before we found a house either of us would want to live in. In that year we looked at twenty plus houses. Just keep looking and realize that your gonna pay more for a house that isn't a POS. This town is what it is.

We have kept an eye on Bishop RE for years, never pushed the button. Still in full time work mode for a while in L.A. plus family here. Probably would treat it (or a place in JT which is closer) as more of a weekend thing for now...however, as you know and have realized, we're in a RE bubble again in CA - waiting may not be a bad thing for you. You've started your due diligence, you're learning about what's out there, what neighborhoods you like (and don't) and what to expect. Have you found a realtor yet? May be a good time to interview a few and see who you click with for when the time comes or if something meeting your needs is about to come onto the market.
Maybe just traveling for while is a good idea (I for one, am jealous!) - especially since you're retiring and that could be a big transition in itself.
It will be interesting to see what happens to home prices in these "recreational" and "retirement", often second-home communities when the interest rates start to go up.

Sorry, Jeff, but Bishopistan is our kind of boring. I would love to be so bored....

You're so right about getting our feet wet. Technically we could make it at $325K, but it would be shaving the margins close, and we'd have to sell our current place at a half-way decent price to make it work. For now, we'll keep our eyes peeled and be prepared to zip up to Bish and have Mister E cook for us again!
Er, actually, we owe them a dinner. Next one's on us.

Bishop is great! Why buy a house?....Just end up working on it instead of climbing. I'd rather live in a trailer, pave the yard and go climbing. Outdoors all the time. Roof just for shade. Live for the lifestyle. Live with less.....

Avg Income 25K, Poverty level. Last time I drove by, it was looking run down to me very ghetto like. Business moving out, Again, Water?? Lake Tahoe area would be better, OR or Washington Better, Forget Mammoth, Yikes..Higher than avg crime rate as well. Went into that Bakery Shat's for one min just to get a cookie, came back out only to find my gas cap stolen from my truck, less than a year ago. All the poop at the base of every boulder at the BM's HB's SB's LOL..

Buy the best, have lot's of fancy gear visible, become a theft target instantly. Lot's of shady folks hanging around with nothing to do. Just drive any back street and see.

Go BAd! Give up the rat race.....Crime nothing like smelLA or the bay area. Backyard has best climbing in the world of all sorts in backyard. Not working some crummy job then commuting to some sport pile trying to make it something it's not with drone trickery.....The real deal up here.
